The most important way to get your full refund back is to leave the home ready for a new family. During the move-out inspection we'll walk around and go down a list with you. Anything that doesn't check the box is a fee as someone will have to clean it and do the work before we can rent it to someone new. Things left dirty will incur a charge according to the current cost* of the work. The list below is a list that we have used in the past to tally any charges that you maybe responsible for.
*The costs are subject to change according to the cost of the labor at the time of your move.

☐ Stove: Clean range hood, fan, vents, and under drip pans. Scrub burners and under knobs. Clean the oven, pan drawer and the oven racks. If you can move the Stove, please pull the stove out and vacuum or sweep behind and underneath. $120.00
☐ Refrigerator: Defrost, wash inside thoroughly, remove, and wash the drawers, shelves, and door compartments. (This applies to the freezer as well). Clean exposed sides and remove front foot guard and vacuum this area and behind the refrigerator. (It should be on wheels, so just pull it out). Do not turn off the refrigerator. $120.00
☐ Dishwasher: Clean out and inside and remove all dishware. Run a cleaning cycle without dishes. $75.00
☐ Microwave: Clean outside and inside. Remove clean and replace the glass and clean under it and the bottom above the stove. $75.00
☐ Cabinets and Countertops: Clean all countertops and tile areas. Clean out all cabinets and drawers, including under the sink. Clean doors and handles. Clean the sink and wipe faucet fixtures. $120.00
☐ Bathrooms: Scrub all tile and grout. Scrub the bathtub, sink and toilet including exterior areas and behind the toilet with disinfectant. Wash the mirror and wipe all fixtures. Clean medicine cabinets as well as all other cabinets. $100.00
☐ Bedrooms, offices, bonus room and Living areas: Clean out and vacuum closets and remove all hangers. Wipe down closet shelves and poles. Wash with warm water the baseboards, windowsills, and casings. Clean fireplace thoroughly. $25.00
☐ Light bulbs: Replace any burned out light bulb. $ 7.00per bulb
☐ Trash: for any light trash left in the property. removal is $50.00 If larger items are abandoned such as removal of furniture, a large amount of garbage, refrigerator trash, and cabinet trash removal is $200 plus dump fee.
☐ Windows: Clean inside of all windows and windowsills Screens must be cleaned with water. $10.00 per window.
☐ Vertical Blinds: If damaged replacements are a minimum $200.00 per blind.
☐ Blinds: If damaged replacements are $75.00 per blind. (or more if custom blinds).
☐ Furnace: Vacuum out the inside of the furnace compartment and surrounding area and change the furnace filter. $15.00
☐ Water Heater: wipe the top of the water heater and exhaust pipe (on the top) use a damp cloth. $15.00
☐ Lighting fixtures: Remove any globes and wash with warm water. Wipe down light switch covers, and receptacles covers to remove grease and fingerprints. $15.00 each
☐ All Flooring: Vacuum or broom sweep and mop all floors. Please look behind the doors, and ensure that all areas and closets are free of debris. Sweep patios, decks and storage building. Minimum of $25.00
☐ Ceiling Fans and Ceilings: Wash with warm water, the tops of blades and motor. Make sure ceilings, walls, tops of moldings and doorways are free of cobwebs. $25.00
☐ Yard Maintenance: Mow the yard and trim the bushes. Weed the driveway and garden areas. Clean gutters and rake leaves. Make sure the yard is free of debris. Yard service fees can be costly; a normal service fee is a minimum of $200.00.
☐ Outdoor storage closets and building: Remove all items and leave free and clear of debris. Items left behind maybe subject to a dump fee.
Miscellaneous cleaning will be billed at $50.00 an hour. With a minimum trip charge of $75.00
